1. There Are Streaks & Stains in Your Attic/Top-Level Interior of the Property


Most people would think the best place to start with a roof inspection would be on the roof itself, but before you go breaking out the ladder or climbing up to the exterior of the property, start on the interior of your property if possible. If you see streaks, stains, or any signs of water damage, there is a high probability your roof isn't functioning as it should. This likely means the roof isn't properly sealed, and water is leaking through to the interior of the property. It's best to contact a professional roof consultant if you see these signs of damage, to prevent putting yourself in a risky situation.


2. Review the Property Maintenance Records


Commercial property owners and homeowners alike should keep a detailed record of inspections and repairs conducted to their property over the years. These will give you a timeframe and a general idea of the life expectancy of your roof. The materials and when the last job performed will give you an idea of whether or not it may be time for a full-replacement, or if a repair is justified. If you aren't sure what materials were used, contact the company who performed the previous job and ask about the life-expectancy and applicable warranties for the previous roof replacement or repair. 3. Check the Flashings


Flashings are often rubber or metal sealants that protect areas around the outside of the roof, or protect areas where things like ventilation pipes, air conditioners, and skylights protrude.


Flashings should seal the roof from the elements, and if you can see areas where flashings aren't completely sealed, you need to have them repaired or replaced. These areas are particularly important because they're often at important junctions where water is directed or flows. Even a small space can lead to costly repairs down the road, and should be dealt with immediately. A roof should be flush, unless the architecture of the building is deliberately shaped otherwise. Regardless of the shape and build, depressions are pretty easy to spot. If areas of your roof are sagging or have a noticeable bow, water below the surface likely caused the underlying decking to rot. Mold and mildew easily spread beneath the surface, and can affect the surrounding areas.

This is a no-brainer. Missing and torn areas on the roof of your property are a clear indication that you need a repair—at the least. Other areas may have sustained damage that aren't obvious to the untrained eye, and if left unattended can lead to more repairs in the future.
